The first question almost every owner asks is: "How much will the renovation cost?" The honest answer is that it depends on three things: the condition of the property, the scope of work and the standard of materials. Below we explain how an estimate is put together, so you can gauge your budget before you even meet a contractor.
What an estimate is made of
Every turnkey renovation breaks down into four major parts. It pays to cost them separately, as this shows straight away where the money goes.
- Design project: layout, 3D visualisations and working drawings. With us, from 25 € per m².
- Works: demolition, electrics, plumbing, screed, plastering, tiling and finishing. With us, from 200 € per m².
- Rough and finishing materials: compounds, profiles, drywall, tiles, paint and floor coverings.
- Furniture, lighting, sanitaryware and décor: the most flexible part of the budget.
If you want a fully finished apartment, with renovation, fitted furniture and furnishing, it is easier to price it as a package straight away. Our turnkey apartment starts from 840 € per m².
What affects the price most
- Starting condition. A new build in shell condition and a resale property that needs stripping out involve very different amounts of work.
- Bathrooms. These are the most expensive square metres: waterproofing, in-wall cistern frames, large-format porcelain tiles and underfloor heating.
- Layout changes and drywall: boxing-in, illuminated niches and multi-level ceilings.
- Furniture level: made-to-measure fitted furniture or factory-made pieces from Italy.
- Timescale: a rush job requires more people on site.
Where you can save, and where you cannot
It makes sense to save on things that are easy to replace: décor, textiles and some of the light fittings. What you must not skimp on is the hidden work: electrics, plumbing, waterproofing and screed. Redoing them costs many times more, because the finished surfaces have to be opened up.
Another way to save money is a design project. It may look like an unnecessary expense, but it is the drawings and specification that let you calculate materials in advance, avoid rework and not buy more than you need.
How to get an exact figure
You can get a preliminary estimate from the calculator on our website: just choose the service and the floor area. We prepare an exact estimate once we have seen the property, either online from the floor plan or on site. The estimate itemises works and materials line by line, and the final cost and timescale are fixed in the contract.
